从builder 买新房， 买房中介意义不大。 买房中介的作用，就是帮你找房，看房，做文件吧
如果需要做文件，不如直接用 卖方的中介做 dual agent

新房也要跟builder 砍价，问问有什么优惠，discount, 有的经纪人熟悉市场，能砍下10%+。
另外新房问问经纪人可以给多少rebate, builder 能给他们3%-5% commission ， 给他留1%最多了。
这么加起来，你算算

新房能不能砍價不好說，可能地區有關。我看的都說不能砍，因為交易價都是公開的，會拉低之後的價格。找builder agent 的話可以多給點不公開的優惠，主要是送點裝修升級
