well, I just bought a house weeks ago and locked my rate.
Here are some experiences to share with ppl here.

1. make a budget for yourself and then to decide if buy
a new house or an old one. if buy old, go for an agent and then
ask sibushi, hehe.

2. if buy new, there are three kinds of new houses, customer
house, plan to build or inventory house. customer house is
that you design the floor plan by yourself and they build
for you, that would be very expensive and we can just
ignore that. most Americans prefer a plan to build, you
select one of the floor plans they provide to you, and you
then decide what upgrades u want for ur new house. I bought
an inventory house, which means the house has been totally
built and u can't change anything of upgrades. The
advantage of an inventory house is that you don't need to
wait for 4-5 months to build, and the price can be
bargained down a lot.

3. see if u have some friends just bot house around, ask
them for help, such as which school district is good, how is
the tax rate in a different counties, which area is expanded
fast, which area will have a new highway or golf court. all of
these will affect the house's current and resale value.

4. go around and see different builder's model home. see if
they have an inventory house, and see if they have an incentive
for house price or upgrades.

5. see if there are some Chinese realtors around. The reason
we go for Chinese realtors is they usually can give u $$ back
from the commission. I got quite a big $$ cash back. It
depends on what kind of home u buy. If u plan to build,
realtors are supposed to see the house every 2-3 weeks for
u to check if the process is fine. In this case, we can not
ask them for $$ back. But if u buy inventory house, they
really don't need to do a lot for u, asking a commission
back is very reasonable. That is another reason i bot
inventory house!

6. Bring a check with youself. If u see a very good house,
put it to builder to hold it for 24 hours for u to decide. i
ever lost a good deal just because i didn't bring the check,
and the next day when i came back, it was gone.

7. when u finally decide to buy one house, sign contract
with builder. Ask as details as you can of contracts.

8. loan application. you will have several weeks to lock the
rate, either 15 or 30 years. most builder will ask you to go
for their own loan program, in such case they will pay u
title or 1% or both. What u can do is searching for the
loan company outside, and find the lowest rate, and then ask
your builder to match it. They usually give u a 2nd chance
to free relock the rate within 2 weeks before closing.

9. Now, wait for loan approval, it will take a week to 10
days. In my understanding, u don't need to pay a lot at this
stage. Loan approval is done before closing. so if u are
failed on credit check, u won't lose that 2-3K money. The
only $$ u may loss is the loan application fee, probably
severtal hundred bucks.

10. find an inspector and walk in to check all the defects.
Most house will give u 1 year warrenty for everything of new
house, 10 years warrenty for structure.

11. move move shopping shopping, ok you will have enough
things to do and won't able to back to bbs again leh..
